I think you might have made an error when you allocated a 9/10 on your running costs. Correct me if I am wrong, isn't a running cost how much you have spent getting it fixed?
Well, if the rating would have been a one out of ten, then the owner would have showed dissatisfaction. a 9 / 10 to me means almost the best.
